Before we schedule showings, we require a one-time lease screening fee so we can confirm fit, guide you to realistic options, and move faster through the leasing process.

Credit Screening: As part of our lease screening process, we use a single, reusable credit and background screening through MySmartMove by TransUnion. This allows us to confirm qualifications early, avoid wasted applications, and move forward efficiently. The screening is tenant-controlled and can be shared with multiple landlords or agents, eliminating the need for repeated credit pulls. Willingness to complete this step indicates readiness to actively lease and allows us to commit time and resources to your search.
Important: This is a Leasing Managers service fee (not a landlord’s application fee). Any property or landlord application fees are separate and set by the owner or management company. This fee is non-refundable but reimbursable at closing when a commission is paid.
What gets reimbursed? Your Lease Screening fee plus eligible landlord/property application fees — up to $400 total, with receipts — when you successfully lease through our process and a commission is paid.

  • Completed & signed lease application (PDF)

  • Government-issued photo ID (driver’s license or state ID)

Additional documents (as applicable):

  • Recent pay stubs

  • W-2s or tax returns (if self-employed or requested)

  • Offer letter or other proof of income

  • Any additional documents requested during screening

Authorization

AUTHORIZATION TO RELEASE INFORMATION RELATED TO A RESIDENTIAL LEASE APPLICANT

I give my permission:

(1) to my current and former employers to release any information about my employment history and income history to the above-named person;

(2) to my current and former landlords to release any information about my rental history to the above-named person;

(3) to my current and former mortgage lenders on property that I own or have owned to release any information about my mortgage payment history to the above-named person;

(4) to my bank, savings and loan, or credit union to provide a verification of funds that I have on deposit to the above-named person; and

(5) to the above-named person to obtain a copy of my consumer report (credit report) from any consumer reporting agency and to obtain background information about me.

Get Your Fees Back (Up to $400)

Pay the lease screening fee, apply strategically, and if you successfully lease through our process, we reimburse eligible fees at closing — up to $400 total.

What This Means for You

You can move forward confidently without feeling like you’re throwing money away on paperwork. Follow our process, we guide you to the right properties, and your eligible fees come back at closing if you successfully lease.
Reimbursement is issued only after a lease is executed through our process and a commission is received.
Reimbursement applies only when (a) you successfully execute a lease through our process and (b) a commission is received. If a lease is not executed or no commission is received, no reimbursement is issued.
Eligible fees include the Leasing Managers Lease Screening fee and property/landlord application fees paid to the owner/management company. Landlord/property fees must be documented with receipts.
Total reimbursement is capped at $400 per leasing transaction (combined total of all eligible fees).
Provide receipts for any property/landlord application fees and confirm the lease execution details. Reimbursement is issued at closing/move-in after commission funds are received.
Leasing Managers does not make approval decisions. Credit, background, and final screening are performed by the landlord or property manager during the official application process.
